Residential Pre Purchase Inspection

The Residential Pre Purchase Inspection by definition is a limited visual inspection for functionality and safety. I will personally conduct a detailed inspection of your prospective property to identify function and safety defects, and compile them in a extensive report that you will receive within 24 hours. I will carefully examine the following components:

- Structural Components (foundation, floors, walls, columns, ceilings, etc.)
- Exterior (doors, windows, cladding, soffits, fascias, driveways, etc.)
- Roofing
- Plumbing
- Electrical
- HVAC
- Interior (doors, windows, floors, walls, ceilings, stairs, etc.)
- Ventilation and Insulation
- Built - In Kitchen Appliances

11-Month Builders Warranty Inspection

Your builders warranty most likely gives you only one year to identify and report any construction related problems or defects. Some of these defects do not show themselves right away, but the right inspector can find them during the 11-Month Builder's Warranty Inspection. Once this inspection is complete, you'll have the needed information to file any claims that you may need.

Lawn Irrigation Inspection

Does the property have a lawn irrigation system installed? Let me give you peace of mind by having it inspected while I'm already at your property. Items inspected will be irrigation system operation, sprinkler heads, electrical relay and wiring, zone identification, and ensuring proper water coverage.

Pool and Spa Inspection

Getting all the components of your new property inspected at once is the ultimate in convenience. Have your pool or spa inspected while I'm already at your property inspecting your home. I will inspect all of the components of your pool or spa including the pool electrical, coping/tile/decking, drains, control valves, filter, plumbing, pumps, spa controls, heaters, and safety devices.

Water Quality Testing

With concern over the area's drinking water in recent years, testing your new homes water will give you and your family assurance that it is safe and healthy. Samples are taken during the home inspection, sent to an EPA certified lab where they are analyzed for over 40 properties. A detailed report on your homes water quality will then be emailed directly to you within 5 business days. There are 4 types of water tests available:
